Real estate valuation

Real estate valuation is one of the most common types of valuation activities and includes property value determination.

The real estate of origin includes land, subsurface sites and all that is strongly linked with the land, that is properties that can not be moved without considerable detriment to their purpose, including buildings, facilities and construction in progress.

 

List of documents required to the company for real estate valuation:

1. Land valuation

  • Information about the Customer:

    For legal entities: full name, an extract from the register of legal entities, the registration certificate
    For individuals: Customer full name, telephone number, identity document number and series, date of issue and the authority issued the specified document.
     
  • Title documents to the land (sale-purchase agreement, title, lease contract, certificate of inheritance, the decision of the court or others)
  • Extract from real estate register
  • Cadastral or geometrical site plan

2. Commercial real estate valuation

  • Information about the Customer:

    For legal entities: full name, an extract from the register of legal entities, the registration certificate
    For individuals: Customer full name, telephone number, number and series of identity document, date of issue and the authority issued the specified document.
     
  • Title documents to premises, facilities (sale-purchase agreement, privatization contract, lease contract)
  • Title documents to land on which the facility is situated (sale-purchase agreement, title, lease contract and others)
  • Extract from real estate register
  • Cadastral or geometrical site plan
  • Floor plan or plan of the premises (including dividing walls)
  • Cadastral file
  • Balance sheet value certificate

3. Apartment valuation

  • Customer full name, phone number, identity document number and series, date of issue and the authority issued the specified document
  • Title documents (sale-purchase agreement, privatization contract, lease contract)
  • Extract from real estate register
  • Floor plan or plan of the premises (including dividing walls)

4. Free-standing residential building valuation

  • Customer full name, phone number, identity document number and series, date of issue and the authority issued the specified document
  • Title documents to land on which the facility is situated (sale-purchase agreement, title, lease contract and others)
  • Title documents to facility (sale-purchase agreement, privatization contract, lease contract and others)
  • Extract from real estate register
  • Cadastral or geometrical site plan
  • Floor plan or plan of the premises (including dividing walls)
  • Cadastral file
